The statistics were just released for the quarter ending 9/30/10 for the Medford Oregon, Jackson County area of Southern Oregon.

56.5% of of the residential properties that sold from July 1, 2010 through September 30th, 2010 were "equity sales."

43.5% of the sales for the same quarter were foreclosures & short sales.

Jim & Dan - We have been consistently in the 40% - 50% for a couple years now. The county notices of default are at a record high this year as well, which seems to indicate they will not be letting up any time soon.
