Most sellers will be happy to make the home as "move-in ready" as possible for the buyer out of sincere pride. What if the buyer seems to be less-than-satisfied" with the sellers' repairs, or response to repairs?
It might be best these days to credit the seller and certain "fixed" amount to apply toward any/all, or some of the repairs that they might request. Some buyers will not be satisfied with the repairs, or the repair company that the seller has chosen. Leave the decisions with the buyers and, if appropriate for the situation, offer them a certain amount of money to do miscellaneous repairs.
Even if the seller has done the 'best job possible" for the buyer..., the buyer may not agree that it was the "best job possible".
