Pending Sales Up…Successful Sales Up…Average Sales Prices Up… Wakefield Residential Listings report an increase of 12 new listing for the month with 168 homes carried over from the previous quarters and calendar year.  The time it takes to experience a successful sale increased by a mere 3 days over last year’s marketing time.  The challenge remains for potential buyers to actually qualify with lenders new loan criteria.

Bottom line…It’s still a “buyers” market and today’s buyers have lots to choose from…current inventory remaining high but is holding with new listings and back on the market homes down… There are 180 active residential listings; 137 having water frontage or water access.  The spectrum of value is between $40,000. – $1,250,000., it would appear that all potential sellers are in the same limited situation…waiting on the buyers.

  • 12 New Listings… down 7.6%
  • 11 Homes Back on the Market…down 15.3%
  • 17 Pending & Contingent Sales…up 30.7%
  • 23 Expired Listings…up 15%
  • 7  home were Withdrawn…down 12.5%
  • 10 Residential Homes resulted in a successful close…up 66.6%
  • Average Priced Sold Homes …$254,040 up 39.9%
  • Lowest Sales Price…19 Forest Street, Wakefield $54,000.| Realized 90% of its original asking price | 39 DOM
  • Highest Sales Price…577 Crew Road, Waterfront on Pine River Pond $400,000. | Realized 82.4% of its original asking price | 421 DOM
