Thanks for the invite! Early on in my real estate career I was told buyers are liers I totally disagree we as agents need to do our job and ask the right questions most buyers don't know what they really want or need

Thanks for the invite. As you know I'm getting back into the business after a seven year hiatus. If memory serves me correctly my Buyers were about 2/3rds of my business the first time around. The business has changed, especially the market. I'm very interested in learning how these changes have effected the Buyer's attitude.
From what I'm hearing in our classes today's Buyers need as much education as the sellers when it comes to property values. I'm getting the impression that Buyers believe that homes are being "given" away. Even in this depressed market, that's not true.

Our company works a little differently that most. I do all the listing and we have 4 agents (and looking!) that work exclusively as Buyer Agents. As crazy as this may sound to the "typical" or "old school" real estate agent, it works! My son Jeff was the #17 agent in the Central Penn MLS for Dauphin County and had "0" listings - all his sides were Buyer sides! I am looking forward to learning things I can share with my team.

Last year was my first full year committed to doing real estate as a full time occupation. I am currently at 33% listings and 67% buyers.
I would say my special area in the real estate business is having the option of selling as a listing agent or putting it at auction. Being an auctioneer with Kline Kreider and Good auctioneers has been a good match for me in real estate. Not every property is a good fit for auction, however there are times when auction is clearly the best way to sell certain real estate. Remember I live in Lancaster Co, where auctions are very poplar and well accepted way of doing business. Last year beside listing and working with buyers our company sold 157 pieces of real estate at auction. All except for a few where sold with a reserve price. 96% of the properties that we signed up met or in most cases exceededthe reserve price. The majority of the properties where bought by owner occupants. I just got back from an auction where we sold 133 acres of woodland close to speedwell forge lake for 2.4 million.
To my fellow Realtors, Would you be interested in a referral program for referring clients to me for auctions? If this is something that would be of value to you in your tool kit I will talk to my partners and see if I can work something out for you.
