Chrysti: I don't know a thing about being a Black Jack editor, but I do know that our returning vets are being frustrated and disappointed with the market today.  CalVet programs also seem to be an excellent opportunity for today's market, but property condition sometimes ends up being a deal killer.  I'd love your thoughts on the process ...

Hi Jack:

VA and Cal-Vet transactions both require a termite report and clearance. That is the major difference between this type of loan and the rest. In addition, VA & Cal-Vet will require that any health and safety items be repaired.

This is not uncommon on FHA loans as well. And recently it seems that the conventional transactions require many of the same type of repairs as most are now requiring the appraisers to supply interior photos and the underwriters are calling it out.

I am not sure what specific condition you are finding to be a deal killer in regards to VA and Cal-Vet that would not become an issue on an FHA or conventional transaction unless it is the Termite report and clearance issue.

Some transactions will simply need to go cash or a rehab loan of some type. I understand that Cal-Vet does offer a purchase Rehab loan.

Chrysti:  Thanks for the information - and mostly the cause is not a condition - but rather a mind set!  Some listing agents still have a knee jerk reaction to VA and Cal-Vet that it will cost their clients so much more ... but in fairness, I've seen very generous appraisals offered with both types.  I'll check into the Cal-Vet rehab loan.  Thanks again ....

I have a client that spoke of other programs for Vets with disabilities or % disabled. Do you know of any of these types of programs or resources? Great post.
