What an awesome time in Austin!  We had a total of 27 Lubbock agents that joined over 3,000 Keller Williams agents and their guests for Mega Agent Camp.  The recurring theme throughout the week:  "skills-based agents succeed in any market."  With a strong focus on lead generation, the training drilled down on specific mindsets, strategies and tools to hurdle the current market and assist agents in souring to the next level of their business.

I want to share some of what I learned that I want to pass onto you on those same topics.

MINDSET:

"Understand the market but don't let the negative mindset impact you." - Gary Keller

"Economics of the business don't change with the market."

Slow Market Truths by Floyd Wickman:

            Listings are still the name of the game.

            The seeds of failure are son during times of success.

            It takes no more pain to succeed than it does to fail.

Don't Let The Issues Impact Your Attitude by Chad Goldwasser

            Four tools for a Great Attitude

•  Wake up thought - before your feet hit the floor, what kind of day are you going to have.

•  Affirmations - what do we say to ourselves, these are a workout for your mind, should state who you are, what you do, what you want to become.

•  Beating out the Negative - when a negative thought comes in say over and over again "I'm the best at what I do" until the negative thought goes away.

•  Good Morning Game - say good morning to as many people as possible with enthusiasm.

STRATEGIES:

•·        Have your sellers present an offer to a potential buyer that is on the fence.

•·        Work with your sellers at the beginning of the listing presentation on expectations in terms of market conditions, pricing and staging.  One hour of difficult conversation verses every Friday communicating with your sellers in pain and agony when the house isn't showing or selling.

•·        Don't take a listing from a non-motivated seller.

TOOLS:   LEAD GENERATION 36:12:3

Success begins with a precise focus on what matters most for your business - lead generation.  This class will begin in October of 2007 in our market center and it will teach you how to close at least 36 transactions in 12 months by developing and maintaining a habit of 3 hours a day of lead generation.  It will outline strategies for prospecting, marketing and leveraging your contact database.  More information and registration opportunities coming soon.

I noticed you guys are really getting after activerain.  Let me give you a secret weapon to share with your group.  Choose Lubbock and look at all the agents you see, then on the left under local information choose lubbock - information.  Then choose pictures.  at the top of the middle sction choose uplaods photos.  Get 200 points for the first, then 50 for the next 10 and then 25 from now on.  Get after it now and zoom ahead.  Make sure they are local Lubbock pictures.  local businesses, local collegees, local people, local local local.

Wow you said a month full on this post.  Mindset is what you must have no matter what you are doing.  It does determine he way things will go.
