La Jolla Real Estate Market Report for September 2010

La Jolla Cove in La Jolla CA

The La Jolla real estate market is one of the most expensive in San Diego County. A visit to La Jolla on-line, or better yet in real life, will quickly give you a good sense of why this is so.

La Jolla, "The Jewel," is an extraordinarily beautiful coastal community with many homes offering fabulous views of the ocean from the hills, and a trendy, very up-scale village offering the finest in shopping and dining. La Jolla has often been compared to the French and Italian Rivieras with wonderful ocean and coastline vistas from the hills, amazing homes, beautiful architecture, and a terrific year-round climate, attracting visitors from around the world.

Having accurate information on the La Jolla real estate market is essential so you can make informed decisions about your home buying and selling in the community. Like other communities, La Jolla has been hit by the downturn in the market. Despite the shift in prices, La Jolla remains an expensive real estate market, particularly for ocean view and ocean front homes.

The La Jolla real estate market saw 46 homes sell in September 2010, just 3 less than last month. Here's a summary of the real estate activity (these data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market declined slightly over last month, while average sales prices dropped for detached homes, but increased for attached homes, the opposite pattern from August

27 La Jolla homes (5% of the total) had a contingent status at the end of September (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 509 homes in the La Jolla real estate market for sale at the end of September, about the same as in August; 59% of these are detached single family homes. This translates into an inventory of 13.1 months for detached homes (up from 13 last month), and 8.8 months for attached (up from 8 months in August), based on the rate of sales over the last 6 months.

You sell real estate in a great area.  I miss CA, lived in the Inland Empire for 42 years.  I miss Newport, Laguna, Carlsbad, San Juan Capistrano.  Love these places.  I see you're not far from 1mil points.  I'll be watching. :)

Gail - well, still a ways to go. You miss some wonderful towns. Isn't it interesting how we yearn for some of the places we love or lived in, even years later?

Hi Jeff, thanks for your posts.  I live back at home in CA through CA Realtor posts.  I love my adopted home of Lubbock, TX but long for the beauty and people of CA often.  Can't take who we are out of us.

Jeff:  How are you employing financing programs at this price point?  I've been surprised at the number of $1Million homes that are selling for cash in California.  I understand that new super jumbo criteria is just weeks away .... any financing gossip in your area?

Jeff, always love seeing your La Jolla report because of that wonderful Moonlight Beach photo.  Fond memories of going there often when I was a kid.

Elizabeth - what a wonderful sentiment. You have inspred a post - look for it tonight or tomorrow.

Good question, Jack. Many are cash. But the banks have certainly had an impact on getting loans for high-end homes. No gossip here - I'l ask some locals.

Thanks, Dave -the beaches here are, well, terrific in my mind.

Tom - it is, at a price. But a wonderful place to visit.
