365 things to do in Worcester County - hold an open house at 61 Londonderry Rd., Grafton.  Anyone ever thought of selling a home, would want to have as many people as possible see ones home.  Having people/ agents contact you the seller is the ideal way because you know that these people are seriously looking at your home with the intention of purchasing the property.

The second best way, in my opinion is to hold an open house.  But just to set a time and open the doors is really not beneficial to either the home owner or the real estate agent.  I believe that the timing has to be right.  If you think of the selling process as a roller coaster, I like to set up a home inspection not at the beginning of the ride, but as close to the top of the first hill as possible and may be later as the property's interest gains momentum.  This way, you are more likely to have more than one buyer interested in the home and potentially bring the price up (if the property is priced strategically to sell).

Having an open house also takes a lot of forethought and planning.  As the below video explains, there are certain key ingredients to an open house.  Here is a list of the items I do within one week of the planned event:

Set up Open House time in the Multiple Listing Service. 

Manually change it on multiple sites such as; KW.com, Realtor.com, zillow.com, trulia.com and the like.

Call the ad into the local Sunday Paper and include it in the Sunday Open House Registry

Call the neighbors or better yet, hand deliver an invitation (which is what I did) and introduce yourself.  Do as many as possible, 100 or more is ideal.

Email all the Realtors who have customers on the MLS who's criteria fits the home, over 300.

Call and leave a voice mail for all the agents in your company, almost 90 agents.

Arrive an hour early and set up as many open house directional signs as possible.  I use "Welcome Home" helium foil balloons with my signs.

Open the home and air it out, spray air freshener.  I baked cookies as well.  They were a huge hit with everyone.  I also brought dog biscuits, since my invited neighbors have lots of pets.

All in all, the open house was a huge success.  In two hours I've had 7 families stop by which is on the higher end for my area.
