Ask Denise: On Open Houses

Q: “Denise, nobody showed up at my open house. Why?”

A: It could be that:

  1. You’re overpriced,
  2. You didn’t do enough marketing and advertising to get people excited about coming to your open house,
  3. You didn’t focus enough on benefits in your ad. You put the time, date, and location—but little else, and / or
  4. You didn’t have enough signage.

While there are other possibilities it’s usually one or more of the reasons I’ve listed above.   Before your next open houses, really take a look at whether you’ve positioned that open house to be successful.

Denise ~ I really do think that open house success rates are a reflection of poor promotion of the event. I've had open houses that were kinda 'last moment decisions' and every time I get what I deserve. The carefully planned ones with adequate promotion almost always get a good turnout.
