Do you have faith in what you do not see?

When I started in this business I thought okay I'll get my license and sit at a desk.  People will line up to call me and I'll make money and not do much.  Goes to show you what I knew.  Anyway do you have faith the market will turn around?  Do you believe it has hit its low?  If so hold onto your wallet while I don't think it has hit its low I do believe it is close and the market will come back like gangbusters.  Have faith wait and see.  It's a great day to buy or sell a home.

When you can buy a 3 bedroom house for less than a car it tells me we are very close to the bottom. I have a house under contract for $50k. The house needs new paint and carpet. You tell me if we are at the bottom... :O)

I believe the market will come back when people have jobs. That's the #1 most important leading indicator IMO.

I think it depends on what part of the country you are in James.  In Florida, not so much.  We are struggling and I can't see an end in sight.

Each local market is so different it just depends on the location.  My local market is in a vacation destination/ second homes / retirement and in an area that saw way too much growth before the fall that was just so unsustainable for local income levels that we saw a huge drop in pricing and in some subdivisions is still dropping. The recent events with reo properties and foreclosures placed in limbo have strangely made the short sales appear somewhat more attractive at the moment.  Still, no end in sight here.
