Grant Money Available for Queen Creek Arizona Homes

The purpose of the Housing Rehabilitation Program is to provide financial assistance to low and moderate income, owner-occupied residences for use in substantially repairing their homes. The financial assistance is in the form of a forgivable loan that does not require repayment as long as the owner continues to live in the home.

The Town will assist in determining what repairs will be made, selecting a qualified contractor and overseeing the repair work.

Goals
The goals of the Housing Rehabilitation Program are to:

• Ensure that health and safety problems are corrected in the selected home
• Rehabilitate as many homes in the community as possible to maintain safe and affordable housing
• Preserve the housing stock in the community
• Encourage future development by maintaining viable neighborhoods
• Make sure that high priority is given to elderly and single-parent households

Selection Requirements
The program is operated on a first-come, first-served basis. Qualified elderly applicants are moved to the top of the waiting list.

• Submit the two-page application form.
• The applicant's home cannot have been improved under the program in the past.
• The applicant must meet household income requirements.*
• The applicant must own the home and property that it is located on.
• The applicant must currently live in the home to be rehabilitated.
• The home must have up-to-date mortgage and utility payments.
• The home must be structurally sound and able to support any rehabilitation work.
• The applicant must allow the rehabilitation consultant and construction crews reasonable access to the home.

Financial Obligations

• Sign forgivable loan documents with the Town.
• No payments are required.
• The Town will forgive $2,000 from the loan amount every January 1 as long as you continue to live in the home.
• The forgivable loan document requires you to live in the home for at least 5 years after the rehabilitation is complete. If you do not remain in the home for the 5 years, the full loan amount must be repaid to the Town.

Example: If the forgivable loan amount is $30,000:

• You will have to live in the home for 15 years to forgive the entire amount.
• If the home is sold 3 years after the rehabilitation is complete, you will have to re-pay the Town the full $30,000 for the improvements.
• If the home is sold 8 years after the rehabilitation is complete, you will have to repay the Town only $14,000 for the improvements.

8 years x $2,000 forgiven per year = $16,000
$30,000 - $16,000 = $14,000

• Roofing
• Plumbing
• Upgrade electrical systems
• Upgrade mechanical (heating and cooling) systems
• Flooring
• Replace windows and doors
• Insulation
• Painting
• Siding/stucco
• Kitchen and bathroom upgrades
• Provide handicapped accessibility
