More and more, people are going with an "entry only" brokerage and still trying the for sale by owner route instead of using their friendly, neighborhood, Green Designated REALTOR. That is fine with me, and I commend them on their choice to do the heavy lifting on their own. But, there is an issue, and it is not a minor one at all.
I WANT TO SHOW YOUR HOME! Well, I should shout, "MY BUYERS WANT TO SEE YOUR HOME!"
"No problem. We are agent friendly here. We will pay 3% to you. We are flexible as to when you can show it, too," you will gladly reply. I know. I love you for that. This is ideal.
The only way that I can contact you is by the phone number in the MLS listing or on the sign. So, I call. I leave a message. I am sure to include my phone number no less than four times (call it silly overkill if you must). And I wait. I set up other appointments. We go on. But, I leave a glimmer of hope for your house. Sometimes, you call back that day and we can make it. Sometimes, you call back and we work it out. Sometimes, however, my client has decided to go another route. Sorry, you have missed your chance.
Yes, you can save money using the do-it yourself meathod and the minimal services broker, but how much money do you save on an offer that you did not even get to see? The house down the street listed with a full-time agent with a major company has it set up where an agent can get an appointment anytime and show it when needed. There are no missed calls, no delays in showings because you cannot be there at that time.
I am an optomist. You have to be one in this industry. I will keep calling you to show your home when I get a chance. Just know that by not calling me back and being ready to go, you might miss your best chance to sell your home.
