 The long and short of it we have big inventory and small demand. Therefore we continue to live in a buyers market. Rates are still historically low, some are even in the 3% range and that's a beautiful thing. Buyers have incredible selection and motviated sellers. It simple doesn't get any better.

If you're thinking of selling expect a six month market time for your home to sell if it's priced right and receiving maximum exposure. The other thing to consider is financing and/or credit. If your a seller and can afford to offer a carryback or lease option this may be the tool that seperates you from your competitors. AKA Other homes for sale in your area!

The number's you'll find below illustrate a relatively normal market compared to the last few years. Sure values have dropped but sales volume are right in line with the same quarter last year. Know this over the last 100 years 70% of all real estate sales/transactions occur before June 30th of each year. So, it's no surprise there are fewer buyers out there.

Lastly, if you're considering selling early next year get ready now with any fix up or painting so come January you're ready to list and beat others to market.

Here's the stats provided by Tucson Association of Realtors President Dan Santa Maria

Total listings under contract increased by 9.94% over

August and by 13.74% over September of 2009.

• The number of new listings increased by 15.46% over

August and decreased by 9.53% over September of last

year.

• Total unit sales decreased slightly in September by 1.02%

from 882 in August to 873 in September.

The median sales price was $150,750 in August and

decreased to $145,855 in September. When compared to

September of 2009, there was a decrease of 10.52%.

• Active listings have increased slightly since August from

7,170 to 7,217 in September and up 20.12% over

September of 2009.

Kevin, Great to hear about Tucson. I lived there for 3 years and still love it. I hope to be able to visit every winter. I invite you to visit here (summer probably unless you love skiing). Our market here isn't as bad as Tucson, but it is definitely slower than the last few years. If you know anyone who wants mountain property, or a "kiddie condo" for a CU student, let me know.
