July MLS Statistics for Gulf Region

We create a monthly MLS Statistics review of the 3 MLS associations that we belong:  Gulf Coast MLS, Baldwin County Association of Realtors, and the Pensacola Association of Realtors.  This analysis compares activity from one month to the previous month. 

Here is the Report that was generated in Mid August to report July Activity:

Single Family Homes Sold: 235

(1% Increase from June)

Average Sales Price: $274,993

 (2% Increase from June)

Median Sales Price: $195,000

  (3% Decrease from June)

Average Days on Market: 164

Homes on the Market: 3,340

New Listings in July: 368

 

Baldwin County

Condominium Units Sold: 84

 (18% Increase from June)

Average Sales Price: $373,100

 (6% Decrease from June)

Median Sales Price: $337,500

 (1% Decrease from June)

Average Days on Market: 157

Units on the Market: 3,100

New Listings in July: 370

  

  

Mobile County

Residential Units Sold: 489

 (3% Decrease from June)

Average Sales Price: $164,101

 (3% Decrease from June)

Median Sales Price: $138,330

  (4% Decrease from June)

Average Days on Market: 49

Homes on the Market: 2,876

New Listings in July: 907

  

Pensacola

Residential Units Sold: 560

 (4% Increase from June)

Average Sales Price: $222,641

 (10% Increase from June)

Median Sales Price: $167,900

  (2% Increase from June)

Average Days on Market: 132

Homes on the Market: 6,827

New Listings in July: 1,289

  

 We were suprised the statistics in Mobile were down.  It has been a fairly active market, but the trends have been showing a slowdown.  Mobile is inching toward being a buyer's market which we tend to think as having 6 months supply of inventory (look at homes on market and divide by number of homes sold).  In Baldwin County, the number of units sold was up both for single family homes and condominiums.

Where are you getting the statistics from?  Are you getting them from the MLS program or the actual board?

I get them from the board.  I wait until aroung the 10th or so of the month when all those pendings that closed should have been marked.  I keep an EXCEL spreadsheet each month so building the report is not too bad.
