Earning a California real estate license is a lot simpler than you might think. The basic qualifications to get your license are that you are at least 18 years old and resident of the state of California. A criminal background check will be required before you will be issued a license. Having criminal violations is not necessarily grounds for denial of a license as long as you disclose any violations that may appear on your record beforehand. Being an upstanding citizen of good character is also a requirement for licensure, so withholding information about any past criminal violations will result in denial of your license.
To take the exam to earn your California real estate license, you must successfully complete 135 hours of real estate training. These real estate courses are broken down into sessions. 45 hours of courses on the subject of real estate principles, 45 hours of real estate practice courses, and the final 45 hours to be chosen from a list of approved elective courses on topics like real estate finance, property management, mortgages or other related topics.
There is an alternative to the standard real estate training requirements. If you have completed the eight college courses needed for the brokers exam at an institution that has been accredited by the Western Association of Schools and Colleges or by another institution that has been endorsed by the United States Department of Education you will have fulfilled the educational requirements to take the California real estate license exam without any additional real estate training.
Once you have completed the educational requirements, you can then submit the application to take the California real estate license exam. When you pass the licensing exam, you will need to submit your transcripts with the California real estate license application. If you choose to submit your license application through the mail it usually takes about six weeks for the application and transcripts to be received and a real estate license sent out.
Alternatively the state of California has introduced an electronic testing system that will make getting your California real estate license much faster. Right now you can schedule your license exam online, and in Oakland and Fresno you can take the license examination online. When it is in full swing, the real estate license exam will be administered via the internet on a computerized testing system. The exam results will be available immediately and a license can be issued on the spot. This means that you can be ready to start your new career on the day that you pass the exam instead of having to wait six weeks for results.
