I thought I'd post a little video explaining exactly what a buyer's agent or buyer specialist does for the team, but especially for the home buyer. I even explain how the commission structure works. HA! What is the answer? What is a "buyer specialist" when he/she works with a company that lists property for sale and employs listing agents???
I've been trying to figure that one out myself for years.

Lenn, where is the confusion? My boss takes listings, but doesn't show them. Doesn't show any buyers for that matter. Her job is listings. I show buyers. That includes my boss's listings, but in reality it doesn't help me for my boss's listings to sell. I still make the same commission to sell any listing on the market. My goal is to win the buyer. And since I don't take listings at all, and I only work with buyers all day.. what else would you call me but a buyer specialist?
