The marketing report for September 2010 in zip code 08087, that's Tuckerton and Little Egg Harbor (Jersey Shore). Begs the question, "Is it a silver lining or just plain old lighting?" I have been looking for good news in the real estate market to report to all those home owners looking to selling their house here at the Jersey Shore. The market has followed not just the economy but the weather, too.
Blanked with snow this past winter it was hard to get buyers to come out and look. When they did they could not get in the front door because of the snow drifts. Then spring came and you could not catch a day you did not need the umbrella. Those few times I was able to show a house to a prospective buyer, I had to return to wipe up the rain water and mud they left at each house. And, summer was no cake walk either. The temperature was so hot the buyers stayed on the beach. No one wanted to see homes when the thermometer reaching into 90's. Cars were hot in minutes and homes that were vacant stifling.
So, when I saw that there was an increase in sales from August to September I got a little excited. See the numbers below:
I mean look at that jump of 10 more homes sold from the summer month of August to the cooler weather of September. And, the median price of homes is up! This is really exciting news.
But, then I look at the prior year and I start to wonder; is it a silver lining or was it just lighting? Take a look and give my your opinion. Is the real estate market improving or not?
Do you see what I mean? Is it just too little information to come to a conclusion? You are a THINKING MAN!

The NUMBERS, my friend, are 357 Homes SOLD this year compared to 259 Homes in the last period. You might have missed the bottom of the market! But, there are still plenty of bargains out there for you to buy.
