Up to $10,000 in Georgia Down-Payment Assistance to Special Needs Households

Credit and income-eligible borrowers who meet the description of a GA First Time Home Buyer (persons who have not owned a home over the past three years) and who also live in a household also occupied by a person with special needs may be eligible for up to $10,000 in Georgia Down Payment Assistance.  This interest and monthly payment-free second mortgage may be applied toward the borrower’s down payment, closing costs and principle reduction, reducing the total acquisition expenses associated with the purchase of a new or existing inhabitable foreclosure or other distressed single-family, townhome or condominium anywhere in Metro Atlanta.  

Determining eligibility is easy.  The credit and income-eligible Georgia First Time Home Buyer must attend a home buying class, must be or share occupancy with a disabled person and must be able to provide some form of disability verification:

  • A social security determination letter
  • A certified denial from SSI stating that an impairment or disability exists, but applicant is not currently eligible for funds
  • Evidence of dependent status where applicable
  • A document from an acceptable medical source indicating that existence of an impairment listed with the SSI website at Social Security Online
