Southern California Real Estate -  is popular to many who are moving here from higher priced areas in Southern California like San Diego County and Orange County.  


Some buyers are moving here from other non-coastal States.  I've had many buyers say to me that they have always wanted to live, "near the ocean", but have not been able to afford it, until now.


Southwest Riverside County has many attractions and great areas that have award winning schools, and don't forget our weather. These are only a handful of reasons that buyers are coming to Southern California.  We have multiple offers here on every home that is in decent shape.  The only exceptions are homes with water damage, or other extensive damage.   A bank owned home that is in good shape may only show up active on the MLS for 3 days!

Where consumers get confused is when they see short sales on the market for long periods of time.  This does not mean that no one wants that home, it simply means that it is taking a long time for the bank to approve the short sale paperwork.  Many short sales have multiple offers and back up offers as well here in Southwest Riverside County!

That's good to know! You are absolutely right about short sales! 100-200 days on market is very common, due to their long approval process.

I think short sales that have an offer on them waiting for bank approval show up in pending status down here.
