WANT GOOD REFERRALS? ASK FOR THEM!

Does this sound too easy?  I believe this is one step that is easier for new agents.  Sometimes they just listen to good advice, and don't question it as much as a seasoned agent would.  Many of the newer agents, say within the last five years, didn't have to look for business.  You could just answer the phone or put up a sign, and bingo, you had a sale.  Now, skills and experience are neccessary, like they were in the pre-hot market.

Surprise!  It still can be easy.  Don't panic and become negative.  Along with taking courses to improve your skills, there are time proven steps that will keep you working in any market.  I will list some of the ones that I use, and I am hoping other seasoned agents will add there tips, as well.  Even seasoned agents, who have gone off-track a bit, can come back strong using basic skills. 

 Here we go: stay in contact with the clients you have on a daily or weekly basis.

                    be honest with them and yourself

                    know your numbers, in your market area, what is active, pending, sold, expired

                    stay focused on your daily tasks

                    be involved in your community, town, church, schools, etc

                    work well with & appreciate other agents, they will help sell your listings!

                    write notes of appreciation to everyone who has helped you during each day

                    host a client gathering

                    meet with your database ~ face to face ~ As Brian Buffini states, you must

                         let them know you care!

                    take an unrelated to real estate course, just to meet people

                    go to a motivational seminar - any one that you can!

                    write goals, and then look at them often, track your progress, know your

                         business & financial numbers

                    ask for referrals, everyday!

                    pass out 5 of your business cards a day, to folks you don't know

                    get a Coach!   Buffini and Company offers Free Workshops!  Get to one near you!

The systems they offer work.  They have proven statistics, ask them, they will be happy to share the information with you.  They do not pressure you to sign up, just know they care and are working hard to help you!  The Coaching Systems Program begins with a fee of $3.04 a day.  Is is worth it to you?  You can go to their website and listen for FREE, check the pricing, as well.  Don't struggle in this changing market, let them help you!  New program for Brokers now, too!

Frances, good info and I am passing this to our new associate brokers.  We are in a great business and with all of lending problems and dark shadows casts on the market, by the media, my new associates are having to work at it harder than past new associates.  Thanks for the info.

No, it is not.  Brian Buffini, himself, gave that figure on our monthly  Coaching CD.  $3.04 a day;) That is for the Blue Box, which includes some free & discounted event admissions, the Clubnet varies because of all the offerings to choose from,  the 100 Days of Greatness is $395.00. Once you have more systems, yes, the price varies. As a Broker, I have the Ultimate Office Box with Coaching, plus my Cap Items for my clients, my Mentoring for the 100 Days Program, and trust me & thousands of others, it is all worth every single dollar.  The last 5 1/2 years of my business proves it! Clubnet is the best bang for your buck!  They keep giving more and more.  I paid separately for my Heritage Profile, now, they include it.  Still, they did not increase their price. It has remained the same! So many good systems, you just need to work them and Listen to your Coach!

Just got done with my coach. For every 9.5 activities I am getting a referral and closing about 87% of my referrals... it is a great life

And by the way I am never too busy for your referrals to Central Washington (state)!
