I bought a 2BR/1B apt to condo conversion in the early 80s that my mother was living in * $3500 down and she continued to live there and rent from me until she could no longer live alone. I did 1031 exchange into a SFR with $100,000 equity 20 years after first purchase FOR $1,350 and my tenant's rent payment covers ALL expenses and my equity builds with debt reduction * FORGET MARKET APPRECIATION for the next few years; however, the tax benefits will be even MORE important in the coming years!
