In most cases, the property needs to have a functioning chimney cap in place. A chimney cap protects the structure from water and animal intrusion. If it is missing or if it is heavily rusted, consider having it replaced, prior to the inspection. A missing chimney cap is considered a red flag for the inspector, plus the structural integrity of the structure may be in question.
