I recently was going through my marketing plan with a potential seller and about half way through my presentation I heard a question that just made me stop and stare. As I was getting to the part of asking what was their preferred method of communication and explaining that they would hear from me at least once a week and most likely twice a week with updates, she says, "Are you going to let us know what people say?"
Apparently this couple has had a less than desirable experience in the past with communication with their previous Colorado Springs Realtor. For one, that's why they are not calling them back to sell this home- no Realtor for life there. Secondly, I now know the level of disappointment this couple has experienced and where the relationship failed. Isn't this the chief complaint from most clients of their previous Realtor, "we never heard from them after they put the sign in the yard."
The good, bad, or ugly is what sellers want to know. They get all ready for their showings, the level of anticipation goes up, and then boom- nothing. No feedback, no information, no idea why there isn't an offer, no input for future showings- nothing. Where is the listing agent?
The feedback is useful information that can propel necessary price changes, staging techniques, repairs, and future marketing. It's a golden opportunity to help sellers get to the closing table and not the expired bucket. They just want to hear something and in my opinion within a couple of days is appropriate. Yes, I have to be tenacious to get the feedback sometimes but that's my job and my tag line! So where were we.... I guarantee that you will hear from me at least once a week and probably more and yes, I will provide all feedback!
