Mason County has just sent out the new Tax Assesments for 2010. Should you raise a listing price to account for the higher value? This is the question almost all of my current sellers are asking. The answer "NO". The assesment goes back in time about 4 years, we have to take into account that it is all relative in terms of time. Homeowners will always be paying taxes on a home based on a previous market value.
Todays market value is The market value ( the price of which a buyer is willing to pay). A tax assesed value does not place a list price on a home. If we consider the 04-07 market, people were paying above the tax assesed value of a home and today buyers are paying at or below.
It is alarming to many homeowners to see such a hike in taxes for this upcoming year, especially in a down market.
In conclusion the market sets the current value for a home and not the county assesor's office!
