Open Houses can be an extremeley effective way to not only market your listing, but gain potential buyers/sellers. What are some of your open house tips?
I have started adding more signs to each Open House. I now take along 8 to post at as many corners as possible. It has brought more potential buyers.
We don't do open houses much. We are an area of second homes and people don't seem to want to jump off a plane, drive 2 hours and then start visiting open houses that are probably not suitable. Use a Realtor, get the job done!
The house should smell good but not overpowering. It sounds cliche but something baking in the oven is nice! Also, I don't do long drawn out open houses. I do 2 hour open houses so I increase the chance of buyers running into eachother and making the house appear to be a "HOT" property.

Kay, prior to your open house, make up a flyer and deliver it to the neighbors, they are all secretly interested in the home anyway and they make know someone that is interested in the neighborhood too. We do this and deliver them 3 to 4 days prior to our open house, we have gotten alot of buyer clients from it. Good Luck! ~Karen
