Over used ad words "motivated seller"

Something I have a very hard time reading in MLS listings is the verbage "motivated seller" because nothing says motivated seller like a price decrease on the listing. As an agent are you not hurting your seller by saying in the agent comments "motivated seller" To me this is the equivilant of putting the heading desperate on a singles ad, you are just asking for someone to come in and take total advantage of the individual.

Good point, Tyler! One would like to hope that all sellers in the MLS are actually 'motivated' or they wouldn't be in there. But, we all know that's not the real world at all. There are some buyers who actually search for properties with those words in the remarks section....I know because I've had a buyer of my own like that, and I know another agent who worked with someone who had her search for terms like that in the MLS as well.

We tend to see things differently at times than the general consumer does.

I totally agree with you. I have never used those words. Nothing says" low ball offer" like "motivated seller". If they are really wanting to sell, price it to move, and point out all the good things the property has to offer.

Tyler, I can only agree. I think it's easy to get stuck in a "rut" when writing those MLS comments....every so often we have to step back and re-evaluate those comments.

A Seller is not always or not always capable of reducing a price to the point where it will sell this market. Motivated Seller usually means they are willling to wheel and deal to a good price. I find it does work.
