As you can see from the numbers below, nothing has changed for the active listings in Grand Bay. It is not surprising to see the closed sales for second quarter since the tax credit expired at the end of April and the deals were most likely struck in first quarter. It is important to note that the home that sold in the 3rd quarter was a free standing cluster home on Sanctuary Circle. I happened to be the listing agent on this home and it was in excellent condition. It is not unusual for a freestanding unit to sell for more than an attached condo. The average sale prices are much closer to what is listed for 2nd quarter. As winter approaches, we will likely see less traffic. Sellers should make every effort to say yes to all showings, and present their homes in the best light possible.
