Selling Bonus, Owner Occupant, Offer over $25k: This Just Kind of Threw Me

I've got an investor set up on an automatic email list to receive new listings daily.  Well as I was scrolling through the listings, I noticed the following in the agent notes of a particular listing for a condo 

$1000 SELLING AGENT BONUS FOR OWNER OCCUPANT PURCHASES, FROM 9.13.10 to 11.14.10. With a sales price greater than $25,000.00. Must be Closed by 12.31.10

What's my point? you might be wondering.

Well it's not the bonus.  I'm all for that.  This is a 2 bedroom, 2 bath condo in an area that is known to have one of the best schools systems in the area.  It's been listed since 09/19/10.  No  problem there.  And the condo is listed for $49,900.

Here's were I'm a little puzzled:  How many agents broadcast the lowest price the seller is shooting for?  In this case $25,001.

I could be a little slow on this one so let me know.

Oh what the heck.  This condo is a great buy, in a great school system.  Just shoot me a quick email or better yet, pick up the phone RIGHT NOW and call me directly at 205-321-1200 so we can get a contract written on this baby.  QUICK. (Owner occupant or not, a good deal is a good deal and even better if you've got a school aged child in the house. Investors welcome).

If I was in your area I would snap that up as a rental.  We can't touch anything decent for that price...including a parking space.

I hope you can find someone who wants to throw $25,001 at that condo to see if it sticks. You can't buy anything here for that price ... not even close!

Great deal if it's not a typo (can't imagine the listing agent would lay his/her cards on the table that easily)...I'm always looking for the fine print when I see something that looks too good to be true.

Hmmm.  That does seem odd.  Unless they are trying to create a bidding frenzy if that price is unusually low for the area. They may just be trying to drum up interest in the hopes that an auction atmosphere might be created...just thinking out loud!

Charita:  It all goes back to the much-repeated wisdom ... "All real estate is local".  It's never been more true than now.  The big media outlets don't emphasize that, so too many potential buyers and investors don't consider the local markets or do their homework.  Guess it's up to us to broadcast this vital information to the masses.

So folks ... talk to local, knowledgeable professionals for the true statistics and correct information regarding your market.  Get pre-qualified and be prepared when the right property and right time exists for you.

Charita - Not sure what's more surprising that the listing agent is disclosing this information or that a buyer can purchase a condo for $25K.

I've seen some listings that said, $PRICE = FIRM, would also essentially broadcasting the "minimum" the seller would take. I think it's up to the Seller to want to disclose that. I think that's totally fine by me. Makes life alot easier. If I dont think it's worth any more than that, I don't even have to be bothered by it.

Gene so true.  How do you think this post measured up as a broadcast source.  You are so right in that we have to keep them informed (particularly) of what's hot in our local real estate market so that they can trust and rely on us as a credible source of knowledge and understanding of our market.

Jane since posting this, I have learned that this is a HomePath listing and this may be a standard practice for them.  Still don't understand it completely, but that's what I've learned.  Strategy is strategy no matter how odd it may seem.

Loreena my train of thought would have been to list at $25k and ignite a multiple offer situation rather than list at $49k but I'll accept $25,001.  Make sense?

I've seen this happen in our area, and it's an attempt to get multiply offers, and bid the price up.  Pesonally, I can't stand it, but if it brings out a buyer, or two or three, and the place gets sold to the highest and best . . . who am I to say it doesn't work?
