No Wonder Buyers Can't Make Up Their Minds

Our Springfield / Branson market is booming and I'm ever thankful. Even so, Buyers who would have looked at 10 houses 2 years ago now have to look at over 50 and still wonder if something better is out there.

When a buyer won't talk to lenders they don't get in my car. If we go out 2 or 3 times and they can't decide they don't know what they want.

Put them on the back burner and send them listings that exactly meet their criteria and tney'll call when they've resolved their personal issues.

I've found Buyers who can't decide have a hidden agenda holding them back. It could be "I'm not sure we're going to stay together" " I'm not sure where I'll find the downpayment" ; "What if something better comes up later" ; "What if interest rates go lower (good luck with that one)"

Give them their space and make sure they know you're ready when they are.

I'm experiencing the same thing in my local market and for much the same reasons. Handling it as you suggest makes perfect sense. If you do otherwise they can take up an exhausting amount of time, not to mention fuel. Well written.
