You Got Us to the Door, Now Get Us to the Table

By

Hey there, Tech Savvy Listing Agents! I'm showing your listings in St. Charles and Geneva, IL! Your steady flow of clever blog posts helped lure the transferee to our great area, your website had nifty interactive maps, and you displayed attractive photos of the home on 1,000s of websites. Your charts and reports convinced your St. Charles and Geneva sellers to price competitively and then to lower the price as we head into fall. And you've marketed to the local agents as well...how could I miss your listing popping up on Google in every search? Your unique property websites are impressive. You've sent out snazzy e-flyers to all the St. Charles and Geneva agents with each price change. Really great work and you got my client's attention.

And now, after all your work over so many months, if you get us to the door, will you get us to the table?

I worked with two families this week who are transferring to the area and considering St. Charles and Geneva for their new home. There are so many houses to choose from that you'd expect sellers would roll out the red carpets.

But we didn't see many red carpets at the showings. In fact, a lot of houses looked a little sad. Even if the seller is discouraged, it is the listing agent's job to create a great showing experience every time someone drives up to the house.

As the gardens turn brown, the dead plants should be cut back. At the front entry a few mums and pumpkins look nice and the front porch should be swept of dead leaves. And please, brush away the spider webs. "We never use the front door" is not an excuse. A buyer comes though the front door.

This time of year the lights should be turned on for a showing, especially on a dreary day. Maybe you could turn on some soft music. Warm cookies are a wonderful way to entice a buyer to stay a little longer and enjoy the home.

The dog needs to be somewhere other than the laundry room. Barking dogs scare little kids and their parents. And a buyer needs to see the laundry room.

If the weather is cold and the house is vacant, someone should come over and turn on the heat. One house I showed yesterday had the air conditioning set at 58 degrees. Perhaps the agent hadn't been there since summer, which probably explains the bugs.

As the weather grows colder, vacant houses here in the Midwest get bugs. Someone needs to vacuum up dead bugs before a showing. Hundreds of dead box elder bugs are not warm and inviting. Dead bugs are creepy to little kids who crunch them under their little sneakers. Teenage girls flounce out and go sit in the car, announcing that they aren't moving into that house.

Houses for sale need brochures in the house. Yesterday I showed fifteen houses in six St. Charles and Geneva subdivisions and only four had multi-page brochures with good photos. A 4,000 sf house priced at $600,000 deserves a nice brochure.

Listing agents should provide handouts with interesting information: the HOA newsletter, the community pool schedule, the St. Charles or Geneva Park District brochure, or maybe a Kane County Event Calender. Tell the buyer what distinguishes your listing and community from every other choice on the market.

The showing experience starts when a buyer sees the photos on the internet. Driving up to the house is the start of "show time". Walking through the door should be a "wow". A buyer should be reluctant to leave and move onto the next house. A buyer, especially a transferee, wants to collect nice looking materials to remind them of their favorite homes.

So to my St. Charles and Geneva colleagues, I ask: after all the work you've done, if you get us to the door, will you get us to the table?

Leslie, it takes more than slick internet work to get a house sold in this market. Great title :)

This was a great read and it is interesting that some agents do not perform in a way that gets them to the closing table.

It's not only in your area, houses on the market are just plain old depressing. Only my listing gave out a features handout for buyers that came thru my Elk Grove listing yesterday.  Now that has become a chore for listing agents?  Minimum service that's for sure.

Lyn: There are some agents from some brokers who do everything right, and of course their numbers show it. Some, though, including one who promotes and recruits with "technology leadership" seems to be missing some effort at the house.

Well done post Leslie. It is one thing to get a home sold and another to get it to the table. That's a good post, too.

I've noticed the same thing, Leslie.  Some sellers just don't get what it means to be on the market in a "buyers' market."

Fantastic post, Leslie.  I love the phrasing of the title.  It's true that sometimes the effort at the office doesn't seem to carry back to the listing.  There are even a few items here that I'm embarrassed to have been guilty of and consider myself properly scolded.

Good luck with your relocating families - I'm sure with you on their side they will find a wonderful new life (and home)!

Bugs vs brochures. Maybe they're going for the Halloween look?

Dee: I know, this was mostly written to me!

Margaret: I know, and it will get a little tougher heading into winter, at least around here.

#33: Please,  no ice yet.

Michael: I just want people to be happy.

Cheryl: I love your line "driving the bus on the way to the table". I take inspiration daily.

Hi Leslie -- I see the same things here.  One home, the listing agent must have been in so much of a hurry, that the Exclusive Right to Sell Agreement in every single packet -- Yikes!  Most homes have no brochures, regardless of price.

Leslie:  Although you're talking about agents doing their job here ... the message really is fairly universal.  Some are willing to make the efforts needed and perform their tasks above and beyond ... others are not.  True no matter the job or profession being discussed.  Sad .. but true.

Hi Phil: Gosh, this was the cleaned up version.

Hello Gene: I'm trying to be a little more local, but unwilling to get down to the detail of the house in Royal Fox that was a disappointment. I am just so impressed by an agent who makes an effort, and it seems that buyers are, too. Maybe because these buyers are also sellers in another state, they are super-attuned to details. Nevertheless, another great lesson for me in this tough market.

Hi Chris: oh gosh, the listing agreement in the brochure? Oooops!

It becomes a vicious circle with some sellers.  They primp and clean and declutter - and then NOTHING happens.  After a while - life moves on.  The trick of course is to price it to MOVE to begin with!  I try to convince sellers NOT to put anything on the market until all the primping has been done. Then price it to MOVE and try to work with what offers come in - no matter how insulting.  Bring them up to reality.  Some will drop out but others will bite.

Leslie... I am not an agent, but common sense would say to make a little effort and do your basic job when it came to brochures.. and teaching the sellers common sense house keeping rules when showing houses.  Just my .02.  Good post..

Ruthmarie: I'm not much of a cheerleader, so now I'm trying to find ways to encourage my sellers without nagging. You're right, of course, pricing to sell helps a lot.

Jeff: buyers are pickier than ever, and with so much inventory, it's a shame when a nice house is thrown off the list for less than critical issues. Thanks for commenting.
