In September of 2010 there were 52 properties that closed within the month for Dorchester Massachusetts. This is a decrease of 27%, as there were 72 homes that closed in September of 2009.

The Average list price for the homes that closed in Dorchester for September of 2009 was $209,244

The Average list price for the homes that closed in Dorchester for September of 2010 was $231,283.

The Average sale price for the homes that closed in Dorchester for September of 2009 was $200,269

The Average sale price for the homes that closed in Dorchester for September of 2010 was $220,004

The Average Market time for the homes that closed in Dorchester in September of 2009 was 85 days.

The Average Market time for the homes that closed in Dorchester September of 2010 was 94 days.

89 homes went under agreement in Dorchester Massachusetts in the month of September 2010.

So what do the numbers indicate?

Although the total volume for properties sold in September decreased by 27%, home values increased by nearly 10% while the average days on market increased 10 %. It is interesting to see that values remain steadily ahead of 2009. We may still be feeling the effects of the home buyer tax credit or we may have already hit the bottom in 2009. The October 2010 numbers will give us a very good indication of the markets strength.

When I crunch the numbers, I see the prices going up as well!  Some areas and types of homes have gone up over 25%!

These are good signs. I took a look the Month to Date numbers for October and values still remain steadily above 2009. Let's hope this trend continues.
