Eagle Idaho Foreclosures

SEARCH FOR Eagle Idaho Foreclosures Here. In Eagle Idaho - foreclosures were 27% of the all the sales in 2009. Eagle was one of the hardest hit areas in Ada County for the number of distressed properties.  The percentage of Eagle Idaho Foreclosures has increased to 30% of the sales thus far in 2010.  Interesting to note is that there are only 21 bank owned properties currently listed for sale in Eagle, which is approximately 6.8% of the current available inventory.  In general, the amount of inventory in Eagle Idaho has dwindled considerably compared to the past two years, and the current inventory of 309 properties represents about 7 months of available properties if the current rate of sales remains consistent.

The number of days on the market for Eagle Idaho Foreclosures is approximately 61 days compared to 106 average days on the market for non bank-owned properties.  For 2009 and YTD 2010, Eagle foreclosures sell within 97% of the listed price.  Banks are not known for accepting deeply discounted offers on their inventory, but tend to systematically reduce the price if they are not successful obtaining an offer over a designated period of time (for example, there's a local lender that will reduce the prices on their listings every 60 days if they haven't received acceptable offers).

Eagle is well known for its luxury housing market, and properties that once listed well over $1,000,000 have resold for half of their original values.    As an example, a luxury estate property in Tahoe Ridge Subdivision originally listed in March of 2007 at $1,695,000.  After several price reductions down to the last list price of $999,500, the bank foreclosed and resold the property at $570,000.  The property was 6400 square feet and on nearly two acres.

A second example of an Eagle Idaho Foreclosure was also located in the Tahoe Ridge Subdivision.  This property was a builder's showcase home (the builder was an award winner for previous Parade of Homes entries).  The home was originally listed at $2.5 Million in January 2008.  Again, the bank foreclosed on the property, relisting and selling at $788,000.  The property had an indoor basketball/racquet ball court, outdoor pool, full theater and was over 11,000 square feet.
