Yep that is where I am.  The phones aren't ringing much, the e-mail has all but stopped, not even the wind is blowing.  Whats a Realtor to do?  I decided to get off my duff and beat the bushes.  First I called and spoke to as many of my old clients that I could find.  Second I started some advertising.  I don't know if this will work but I have to keep my name in front of people.  I would love to hear how others keep their name in front of their clients.

Don't feel bad John. I am about in the same position you are. But whatever it is that you are doing,you just have to do more of it. If you cold call around 100 people a week ( I am just throwing a number out there ),increase it to maybe 120-150 people a week. And do more things. Ask one of your fellow agents to see if you can advertise one of their listings to get a buyer -Try www.craigslist.com - Its free. Also,have you done Lowes Realtor Benefits Program. I don't know the exact website but if you google it, it will come up. That is also free. Search expired listings in the MLS and put them into contact database and/or mail them post cards as well. Try to get some FSBO - go to www.owners.com to get a list of FSBO's in your area - It is also free. Do Open houses ( You probably hate it - I dont blame you ),do door knocking sometime after 2pm on weekends when you are more likely to meet people. I don't know if you know about this website but try www.meetup.com - A real estate agent from AR introduced me to this site. I met a loan officer who said that he is going to give me a couple of referrals after filling out a questionaire that he had for me about me and my business. That are just some of my free ideas for you. Hope it works for you. I am still trying to do things to charge up my business as well. Take care.
