Taking your Listing presentation online
I recently went online with my listing presentation. I had my computer tethered so I could receive the internet anywhere. Then I added a viewer to my computer equipment and projected the listing presentation on the clients wall. I made this decision because so much of our presentation is about what we are doing technically and so many clients have become computer savy. When you tell a client that your google search for a particular City will show you in first place on the first page, that has to be an important part of your presentation. I tell them "That is what buyers will be looking at when they search for your property. "
Secondly, I do a power point presentation and tell them about me and my creditionals. I guide them through my marketing plan for their home. Then I do a video I had made up showing seller testimonials on how I performed. It also talks about our advertising, staging, marketing and importance of good photos.
I take them to my website online and show them all the features that are available including getting their home ready for sale.
Next I take them online with the multiple listing service and show them my activity, my listings and how I rank with my competition. Then I show them the CMA and how I evaluated their property.
What I noticed about the online presentation is that I hold their attention much better than reading off of a sheet of paper. Also there is a lot of validity in seeing it for themselves on the internet rather than off of a sheet of paper.
Then I have their listing paperwork in my folder ready for them to sign and can even show them how I can docusign the paperwork to them or an absent signer. I find that this type of a presentation impresses my clients so much that it becomes easy to ask for their business.
