A pay-per-click (PPC) campaign can be a terrific way to bring visitors to your real estate website quickly. You should be prepared and able to spend a few hundred dollars, however, and you also should set an amount over which you won't go. Otherwise PPC can become very expensive very quickly.
Decide if you're going to conduct a PPC campaign with just Google, or if you'll also (or only) run a campaign with Bing/MSN, Yahoo! or another search engine. See if you can find where your top competitors are conducting their campaigns and consider doing yours there, too.
As you build your keyword lists, be sure to use variations on your keywords. You may find that these bring you a good amount of traffic and don't break your budget.
Track your results. Change the keywords you use in your campaign and track which ones a) bring you the most visitors and b) bring you the most people who buy.
Remember that the keywords that bring you the most visitors may not be the ones that are best for you. You want new clients, new listings and new home buyers. Remember that the keywords that bring you the most traffic may not be the ones that attract the best prospects. Track which is which and tweak your campaign accordingly.
In fact, we want to stress how important tweaking can be in your PPC campaign. You'll want to focus on those keyword terms that bring results. Check your analytics to see which keywords were used by which visitors and use the keywords that had people:
- Sign up for a newsletter
- Call you for more information on a listing or,
- Who became clients
And focus on those keywords!
