What is the craziest thing you have seen a seller do to sell their home?

I saw this question on another web site.  I could only think of one example I have seen happen over and over again.

The craziest thing I have seen a seller do to sell their home is to sign a contract with an agent, who promised them they could sell the house for more money and quicker than anyone else.  Then have the property sit on the market for months, watching the value decline, while paying the mortgage and taxes, only to sell for less than the price I originally suggested.

I have not seen sellers I work with do anything crazy, I work long and hard hours monitoring the market and keeping my sellers informed.

Make sure you have a written game plan to negotiate before showings begin.  Be prepared to point out the best features, compare your property to others in the area, and brace yourself for that initial offer.  Don't let your emotions get the best of you.

Buyers are looking for the best price.  Market your property at a price the competition is selling for, and as long as the property is clean, well maintained, and shows well, it will sell.

How do I monitor the market for a property?  It's easy.  Set up an automatic search of the area looking at similar homes.  Have this search E-mailed to you and to the Seller, who can review the information and make adjustments based on market data.  Sellers love this, it gets them involved, keeps them informed, and in control of the situation. 

Another great tip is to share showing reports with the Seller.  I use a free service called Showing Feedback.  Http://www.showingfeedback.com/

It takes a few minutes to set up and a few minutes to add showings.  Look up the agents information through the MLS, copy and paste into the Showing Feedback form and you are almost done.  When a report arrives, call the Seller and review the information with them.  Good agents will go out of their way to provide suggestions that will help you improve the property, and get it ready to sell.

Remodel the whole thing when they're already way over market value. I begged and pleaded but the scientist knew better... ended up selling for the same net $ they would've gotten months before without the remodel.
