Not that long ago we could show HUD properties and know what to expect.  Those days are gone.

Now that HUD is changing the marketing channel they put some properties on Bidselect and some on HudHomestore.  The commission rate is 2% more on Bidselect but we undertand eventually all the HUD properties will be on HudHomestore at the lower commission rate.

Given the amount of red tape inivolved, HUD's rigid system, convoluted closing procedures plus dropping the bonus to seller and agent for full price offers I think it's time to reconsider whether we're acting in our clients best interest when we sell a HUD property. 

I find that more ofter than not a private party resale property is the better deal and much less stressful for the client.

my experience with HUD is much better than with other bank owned properties. They have a very straightforward process. I can tell my clients when we will receive an answer (tomorrow around 1pm); the deadline for closing (45 days after I receive the executed contract from HUD); and here is the inspection report they did on the property.

It is a nice bonus that we have been able to ask up to 5% commission until now. If they drop the commission it will impact my revenue stream, but I don't see how it will impact my clients. Am I missing something?

Jose:  Have you closed one since they changed closing companies and switched from Bidselect to HudHomestore ?
