In studying the sales statistics for the last six months on homes from $190,000 to $600,000 in North Henry County, the following information was determined:
A total of 20 homes were sold in this time period. There are 21 currently on the market, 12 expired without selling, and 3 are under contract. Twenty sold with 21 available means there is approximately a 6 month's supply of inventory assuming sales continue at the same rate.
Hambrick Creek on Old Conyers Road sold 6 houses, the most of any subdivision.
The highest sold price was $405,000 in Chapel Ridge and the lowest was $205,000. Nine were definite foreclosures or short sales with several more likely.
Average days on market was 209 days. Average sales price was $284,771, and sales price to list price ratio was 92%.
Neighborhoods studied were James Crossing, Hambrick Creek, Summit at Scarborough, Regents Park, Ivey Estates, Hidden Valley Estates, Chapel Hill, Crown Chase, Crown Ridge, Noorwood, and Chapel Ridge.
