Why Mid Winter Is The BEST Time To List Your Home

December and January can be an excellent time to sell your home.

Listing your home for sale this time of year may not be the conventional way of thinking. It will, however, allow yourSt. Augustine Florida property to be shown to the most motivated buyers, including those interested in the year-end real estate market. Mid-winter sellers may have to put up with some inconveniences during this time of year. However, the Holidays weed out those customers who are “just looking” from the Holiday Shoppers who are usually the serious Home-buyers.

Many sellers want to wait until Spring to place their property on the market. Why? Because people believe that Spring is THE season when you want to sell a home in St. Augustine. Although Spring does bring an increase in sales activity, it also brings a flood of new listings on the market. The St. Augustine Multiple Listing Service inventory increases in the Spring months, which means more competition to the home seller. In this market there is enough completion with Short Sales and Foreclosures.

It's true I rarely have a lookey loo in December.  The people looking are determined as they shiver through one showing after another.  There are always people who are moving or need to do something "off season."

I totally agree. My market in Maricopa Arizona experiences a surge os seasonal homebuyers (snowbirds) every year. Though they begin to filter in around mid October, the real influx begins right after the first of the year. Though Mid Winter is a very relative term in my part of Arizona, it's always business as usual for me.
