Elkhart County, Indiana, Market Statistics for September, October, 2010

Has the Market Stabilized?

 This is what everyone wants to know, specifically about where their home is located!  We will get to Elkhart County in just a moment.  Here is what Indiana looks like first, The Indiana Association of REALTORS® released their monthly "Indiana Real Estate Markets Report" as a continuation of it's "Indiana is Home" project, Statewide, when comparing September 2010 to September 2009:

 · The average sale price of homes increased 1.3 percent to $130,823;

· The median sale price of homes decreased 2.7 percent to $109,000;

· The number od closed sales decreased 17.6 percent to 4,685; and

· The number of pending sales decreased 21.3 percent to 4,740.

 Activity was uniquely strong last year at this time due to the approaching deadline of the federal homebuyer tax credit, which was later extended to April 30, 2010.

 Now for Elkhart County, These figures includes homes with 1 to 5+ bedrooms and all styles.

Cleveland, Osolo, Washington, York, Baugo and Concord Townships:

 Currently there are 848 homes listed with an average list price of $148,072, average Days On Market is 178.

Sold 36 properties during first three weeks of October, average sale price was $83,967, average Days On Market 84.

Jefferson and Elkhart Townships:

 Currently there are 358 homes listed with an average list price of $165,162, average Days On Market is 164.

Sold 18 properties during first three weeks of October, average sale price was $87,194, average Days on Market 106.

 Clinton, Jackson, Benton, Union and Locke Townships:

Currently there are 86 homes listed with an average list price of $145,802, average Days on Market is 173.

Sold 1 property during first three weeks of October, average sale price was $160,000, average Days on Market 120.

Middlebury Township:

 Currently there are 53 homes listed with an average list price of $212,313, average Days on Market is 192.

Sold 3 properties during first three weeks of October, average sale price was $215,996 average Days On Market 359.
