Here is what is on my mind. Be it right or wrong it's my opinion. So you are looking to buy a house. I understand you want a great price what I don't understand is:
Homes that you let get away or overlook. As I search the MLS and see the expireds or withdrawns I ask myself just what are you looking for? There are great homes offered at good prices, let me correct that statement, offered at good ASKING prices. Sellers are aware that they are competing with Bank Owned, Short Sales, and Flips however they are not going to let you steal their home therefore WITHDRAWN or EXPIRED. Not everyone who puts thier home on the market has to sell or are even close to having to sell so if that is what you are waiting for guess what, yup, WITHDRAW or EXPIRED.
REOs and Shorts. Sometimes I don't even know what you are expecting to find. There are some good buys and some not so much. However you should expect them to be dated and most, if not all, to need work. They are priced that way. Often when you add the cost of repairs or cosmetic upgrades you are close to market value. If you don't have the money or time to fix them and if you don't have funds in reserve for the unexpected maybe you should talk to your loan originator and ask what the difference in your mortgage payment would be if you bought a home that is not a REO or Short. You might be surprised with the answer. There are some good homes but they go FAST so be ready.
At Auction. This is a topic for another post but there will be no ROBBING here either.
So buyers entering the Wild Wild West of Real Estate find a real estate agent to protect your interest. It doesn't cost you ONE RED CENT. I know many of you think differently but believe or not we think of you first. So hard as it may be at times try to listen.
