Welcome back to Short Sale Power Hour. We have Coach Collard with us today again. He has been with us throughout various steps in the process of building Group 46:10. The first time Fred met Coach, he had the opportunity to see Coach Collard working in the outback. He does a great job of taking the mindset that is needed with short sales and applying that mindset. Everybody talks about it, but very few people do it.

There are many people that walk around pretending that they run a successful short sale business. However, there are some people, for example Brian Gubernick, who have been in the trenches negotiating short sales several hours a day. Doing all pieces of the transaction gives you the experience to be successful.

There are many agents that can talk a good game and bring business in. However, they can not close multiple short sales per month consistently because they haven't been in the trenches.

Your most dollar productive activity is getting a short sale approved. It is great getting leads and bringing in business, but who cares if you can generate hundreds of listings if you can only close 20 or 30 of those leads. Why not list 50 short sales and close them all. It is a more productive way to run your business. Focus on the solution and call it an activity, an outback activity.

One of the questions that we hear from agents is "Should we just hire this out?" NO, YOU NEED TO BE IN THE TRENCHES! The people that are successful in this industry at a high level have been in the trenches themselves. You need to make the mistakes and learn the lessons. You must get your hands dirty. That is the mindset that makes all of the difference in short sales.
