Do Open houses sell your listing?

Most of us that have been in the business for several years have all sold a listing from an open house. So we cannot say no to the question of whether or not listings sell from open houses. When sellers ask us if open houses sell listings what do we say? The correct answer is yes because occasionally a house sells from an open house. 

When we list a home we agree to market that home and marketing includes referrals, open houses, advertising, flyers, signs, mailers, internet marketing, previews and what other great ideas we can think of.   It is not just one thing that sells a home.  It sometimes is a combination of many things to get a home sold.  When sellers agree we should incorporate open houses into our marketing plan to do a complete and thorough job for our sellers.  The more activity that we can bring to a home the better chance of getting a higher price for our sellers.

Open houses are great opportunities for the listing agent. They are well worth the time you put into an open house.  Some of the benefits of an open house are that you pick up new clients from an open house. They sign you guest book and you have a contact to follow up with.  Maybe you won't sell them the house you have listed, but you may sell them something else  that you have in your inventory.  Another benefit of an open house is that you spread your signs all over town leading to your open house and maybe nobody comes to your open house, but everyone sees your signs out there and they know you are working.  People say to me, "I see your signs all over town."  One of the people driving by may be thinking of listing their home.  Another advantage in doing an open house is that your sellers know you are working hard to market their home and they appreciate your time.  When the listing comes up for renewal you have the opportunity  of telling them about all the open houses you did.  And of course the most important thing about an open house is that you can write an ad and place it on Active Rain advertising your open house and receive 225 points.

So in conclusion we have to say that open houses do sell listings.

I agree very much.   I think open houses, virtual too, do sell homes. I also thinks it's a good idea to invite the neighbors.  Never know, they may have just been waiting for the home to get listed to look at it for a friend or relative.  :) Great blog.

I have never met anyone who has sold a home thru an Open House.  We also have a privacy act in place that forbids future contact, should you get anyone attending.  That in itself is rare in these parts!    Signing a guest register doesn't quite cut it unless it specifically states that they are giving their permission for you to contact them for buying or selling purposes.

I've been an agent for 2 years and had prescribed to the thought that Open Houses don't work...mostly because everyone else told me they didn't. Well, I decided to hold them anyways and have held several over the past couple years to get my name out, meet potential buyers, and provide a solid marketing effort to my clients. Last week, I actually sold a listing of mine at an Open House! As of this week - I now have to say that they do work to sell homes!

When I first started hiring agents, I would have them do my open houses and I think I lost market share because I was not out there where the neighbors could reach me. If you want to be successful I think it is a must.

This open house debate is one of the biggest debates on activerain and in the office. My answer, If you don't have the time/money to sit opens then its ok, your not missing a huge part of the puzzle. But, as you said, It is about getting as close to 100% exposure or saturation in the market as possible. Yes, internet may be 70% and open houses 1% but 71% is ALWAYS better then 70%!

I agree that open houses sell homes.  It may not be *the* home you're holding open but ... if an agent meets a buyer at open house and ends up selling them something in your inventory or even in the market in general then yes, because that client was retained at an open house ... it led to selling a home that may not have been sold otherwise.  :)

Open houses are something you can't ignore. If you do sell from an open house it is probably both sides and that makes for a nice commission.
