Extended response to a Cold Call Blog

Recently I read a blog regarding cold calling and how it is scary or causes nervousness.  I agree with that sentiment, however I have found a way to continue cold calling even when most would give up or feel they don't do it well enough to try it.  I have often said I can't sell anything to anybody, not even a cup of coffee to a state worker and it may be true......but only if I'm trying to sell.

Quit trying to sell and begin looking at some of the benefits of "expanding your network".  Almost everyone on Active Rain is doing just that by setting up a page, it takes less time to call someone and have a brief conversation.

Here is a copy of my response to the cold calling blog and the way I get around the jitters.

 

Nobody loves cold calling.........unless you make it a game.  Give yourself points for different scenarios within each conversation.

Couple of points for the ability to get the phone into a decision makers hands.

Couple of points if you can try to relate to him/her on some level, even if it is professional.

Couple more points if you can get them to agree with you on ANYTHING.

Double your points if you can get them to ask you to call you back or if you get permission to keep them updated to status of the property as it changes.

Quadruple your points if you can get them to agree to a meeting in person.

 Everyone likes friendly competition even if it is with yourself......makes it a lot easier to make those calls.  Plus if you set levels for yourself daily such as "I will get 100 pts today" it requires you to keep calling until you get a certain level of success.

Many ways to market yourself, but will a flyer or a pamphlet sent directly to the neighborhood or principals of your choice be able to portray your enthusiasm or excitement as much as a conversation???

Definately a cute way of doing things.  My reasons for not cold calling don't come from fear, nervousness, or other causes, it comes from the fact I don't like getting them so I don't do them.  This isnt to say I am against them, just that it isnt for me.

I agree with you Gary if I could get by without it sometimes I would definitely try.  Unfortunately dealing with commercial real estate most of the principals I deal with are unaware when a listing hits the market and very few agents collaborate in this market in the commercial arena.  There are 5 multiple listing services in the area and many use only 1 or 2 of them to market their listings.  Most agents keep the listing in their back pocket until they have exhausted discussing the property with their clients first. 

90% of the cold calls that I do make could actually be considered warm or at least luke warm calls and make it easier to do for sure.

I do cold calling but with commercial this will not work, residential is another story.  I tend to improve my open houses and listing odds in a neighborhood with this little tactic.  I do not send out just listed cards in the neighborhood I just listed a home.  In stead I drop off a "New Listing" flyer.  I am not knocking on doors I am dropping off a flyer...if they stop me or ask questions then I always engage.  I usually get two more listing from the same neighborhood even when it is someone else's farm.  Nice post.

Great idea Ryan. Back in the day a lot of realtors and other sales professionals did a lot of cold calling or door knocking. This would be a great way to motivate ourselves to go the extra mile and do what is not being done anymore.

Ryan, cold calling skills are as unique as the agents using this technique.  Agents must become accustomed to quickly bonding and discovering needs before they become effective.  This takes practice.
