Since 2005, the median sale price on sales of single-family residences in Los Osos, CA has been decreasing; starting at $482,325 five years ago, and ending at $354,305 in 2009. This reflects a cumulative drop of 30% over the five-year period. The lower median sale price is attributed to sales of more lower-priced properties.
The number of homes sold from 2005 to 2009 also declined each year; from 258 in 2005 to a low of 120 homes in 2008. The town saw a huge improvement of 29% when 155 homes sold a year ago.
Regrettably, the time needed to sell a home continued to climb from an average of 74 days five years ago to 137 days in 2009. On a brighter note, the sale-price to list-price ratio appeared somewhat consistent over the five-year period, averaging about 95%.
