Is "a little" Home Staging Beneficial?

Dear Creative Concepts,

I have a beautiful home that will be listed for sale this week.  We would like to hire you to warm it up with some home staging -- add some towels, art and a few dishes in the glass kitchen cabinets.  Please let me know if you do this type of staging?

You are absolutely correct that adding staging helps give vacant listings a warmer and inviting feel.   Our staging business has never provided such minimal staging as you describe for several reasons.

When we help home sellers prepare homes for sale, we know it is like preparing for a job interview.  First impressions will be made from your home's resume - the photos and write up on the multiple listing service. 

Over 90% of potential home buyers shop first on the internet and make a decision on whether this home is of interest to them, or not. Having the best possible photos is how each home presents it's resume. Even the best professional photographs of vacant rooms cannot communicate a home's ambiance or room sizes well.

Place a vacant home compared to one of our staged listings, and the staged property gets:

  • more clicks on the internet,
  • more showings,
  • sells quicker and
  • sells for more money.

A properly staged homes photographs well and has a warm, inviting ambiance in person.  Room sizes and uses are well defined and features are highlighted.

Home buyers shop with logic -- they are looking for a home of a certain size, number of bedrooms or location.  Rarely do they purchase a home they don't "fall in love" with.  Professional Home Staging caters to these emotions and helps buyers "see" a home's possibilities and visualize the lifestyle they would have living there.

Adding a few accessories to a vacant home is a good start, but far from what we call Professional Home Staging.  We feel it is our responsibility to inform you that from our experience, we know "a little staging" will not have much impression on home buyers.

Your entrance into the real estate market creates more interest than any other time, unless you make a significant price reduction.  This price reduction would be far more than the cost of any staging project we would propose.

We provide two levels of staging, which we define as Platinum Staging, and Investor Staging.  Platinum Staging showcases rooms with the perfect furniture and decor for the maximum impact in person and online.  Investor Staging has less furniture and decor, but main rooms are well defined and a welcoming ambiance is created.

We have two warehouses of decor and furniture, which has helped us keep our rates competitive and more affordable than most home sellers expect.  We'd like the opportunity to view the home and discuss different strategies to help you market this home effectively!

Home staging is key. If you can't afford entire staging even a little bit is good. Silk plants, wine bottle on counter, towels, a few pictures, etc...even a bit of color here and there really helps.

I think that if a full staging isn 't possible a few accents certainly do help!!!   It is amazing how much it can help a person to visualize!

Wendy - I agree!  Accents DO help.  Recently I toured a home that had the kitchen counter well staged, but when we entered the spacious living room with no overhead lighting or curtains - the room was a big white box and from the look on the potential buyer's face I knew they were not impressed with the space.  Adding some curtains, art and furniture would not have cost that much for this space and given a huge "wow"!

Deborah - So true -- if they can't visualize living there, they won't be compelled to make an offer! 

Matthew - I couldn't say it better.  Buyers want the experience, the lifestyle the "home of their dreams".  Thanks for the comment!

Roger - It is an out of state client, so hopefully she will consider our proposals and let me know what she decides.  Because we work with their agent, we will do some "light" staging (without our staging information in the home) if that is the only option their budget affords, but it is not something we want people to think is what we feel is a good staging practice.

Margaret - I think you gave this potential client good, solid advice.  Bite the bullet and do a full stage right off the bat.  A plant in the corner of the room won't do much to warm up a vacant space.  Might as well go for it, and sell the house quickly.

Margaret.....I agree that this "minimal" staging does not set the stage.  I too like your "2 Price Point" approach but both address staging not a few towels and some art!!!

Margaret -- I'm glad to hear that you encourage clients to do full staging and not just  -- as they often say -- "warm it up a little" with a few items.  That usually doesn't warm it up at all -- it just looks distracting and often results in the opposite effect the seller wanted.

Sally - Thanks for the comment.  We've all seen far too many homes with "just a little staging" that really looks out of place haven't we!

Julea - Sometimes I will even give sellers more options - for example adding on the bonus room, or other spaces that would benefit from staging.  This helps them make some choices on how much of an investment to make.  I never bid to "warm things up" as I just don't see the value!

Thanks Kathy!  It is hard for some home sellers to understand that they aren't going to wow potential buyers when they view the home with a few towels.  In our market, every home needs the WOW factor to get an offer!

Thanks Maureen -- I often see agents do this type of service for their clients, and know you do too.  We're in the business of helping sellers market their homes -- this minimal staging does not reflect the type of work we want our reputation associated with, so we'll keep educating on the value of real home staging!
