Getting a TOP REALTOR to List Your Property

By
Real Estate Broker/Owner with Weaver Realtors B55786000

This may surprise you but most REALTORS and all good REALTORS will not list just any property. Think about why you are hiring a REALTOR.  A REALTOR's job is to SELL your property, not list it. REALTORS spend a tremendous amount of time and money on every property they agree to take. These costs come from:  time spent researching the market to help the owner position the property in pricing, Internet marketing ad development and fees, newspaper ad development and costs, Home booklet ad development and costs, photography - lots of $$$, MLS listing development - time and cost, flyer development time and cost, printing costs, staging the property to get the best price for the seller, setting up a mls REALTOR tour to get all the local REALTORS in the property, contacting other REALTORS and clients to get the word out so the property gets the best exposure to the most buyers. And this is by no means an exhaustive list, there are also signs for your yard, booklet distribution, open houses, video tours.........  you get the idea

Watch the video below to learn the least you need to know to get your property listed with the best REALTORS.

Georgia, I hear you on this one!!  I went to a "listing appointment" one Saturday.  Scariest home I've ever seen.  BIG 1/4" x 12"  cracks in most of the walls.  (They just had foundation repair completed.)  Bathrooms need a complete overhaul.  Carpet looked decent as they had it cleaned recently.  Appliances in kitchen 20+ years old. But best of all the freeway overpass can be viewed from you den (or back yard.)  Built in 1960, the original owner had it listed with another agent for $129000.  County had it valued at $82,000.  I would say price it in the low 80s...and MUST have the cracks repaired and repainted.  Needless to say...I'm not getting the listing. But that's OK with me!! :)

Matthew and Sonja,

I appreciate that, this is a video I posted to my facebook account. I plan to also post the blog I wrote to AR because it is just a shame (and real estate professionals are at fault here) but the general public doesn't understand how the real estate game works. HGTV is helping! Most people think I can sell anything and want to. I see properties as products I represent, my name is on the company, I let others list problematic properties inwhich the owners aren't willing to prepare to list and sell properly. It is a 2 way street.
Thanks for the comments and have a great Week!

Hi Georgia, This will help people better understand the work involved in listing a property. You did a great job with this because some people think we just put the sign in the yard.

Mary,

Thanks for the comment, unfortunately, some agents do just put a sign in the yard.
