These costs come from: time spent researching the market to help the owner position the property in pricing, Internet marketing ad development and fees, newspaper ad development and costs, Home booklet ad development and costs, photography - lots of $$$, MLS listing development - time and cost, flyer development time and cost, printing costs, staging the property to get the best price for the seller, setting up a mls REALTOR tour to get all the local REALTORS in the property, contacting other REALTORS and clients to get the word out so the property gets the best exposure to the most buyers. And this is by no means an exhaustive list, there are also signs for your yard, booklet distribution, open houses, video tours......... you get the idea
