Buyers What Does Your Agent Do For You?

With the changing market place I have found my niche. I am a Buyers Agent, I live it I breathe it. This is what I can do for you! My last closing I negotiated $3,000 in lieu of repairs for the buyers closing costs. Then a house down the street came on the market $100,000 les than what we had agreed to pay. The house was apples and oranges and I pointed this out to the buyers but we agreed a $5,000 compensation would be worth a try, I pleaded my case and since we were close to closing the sellers agreed to a $5,000 check after the close of escrow if we could close on a specific date which we did. So my buyers not only got $3,000 in closing costs but at key time they also received a check from the sellers for $5,000 plus a one year home warranty!

The closing after that one the buyers VA No/No needed closing costs which I put half on top of the asking price and they also wanted the pool table! Done Deal! The NOV  after the appraisal Czar looked at it was in flux, I called the appraiser and reminded him the house also has $20,00 in hardscape, 24 hours later the NOV was in! They were $500 short for closing costs I took it out of my commission to seal the deal, plus a one year home warranty.

I work hard for you, the buyer, to get you the best deal possible! It doesn't end after escrow starts my job has just begun, I track the closing process, stay in touch with buyers, sellers, lenders and escrow officers till it is CLOSED. I am ken on Short Sales and Bank Owned and leave no stone unturned.

Real estate is just a numbers game - Sellers want a high number - buyers want a low number - and I just want you to call my number if you are thinking about either - 951-693-0093!

Realtor simple guideline to guesstimate a Homes values! Comparing apples with oranges? How to set values for embellishments? Do you think the old adage of Value equals Location, Location, Location, is true? Views, Pools, special interest additions can add desirability, and then Granite Counters, Travertine flooring, condition, square footage and any embellishments, upgrades, updates you can add to a property is worth 60-70% of the cost. This value will also be depreciated over time. Example would you consider if a twenty year old solid oak cabinette's
value even in good condition is equal in value to cabinets in the newer current color, or are they? Objective would be desirability.

Location is the basis for value. Like Homes within a one mile radius share values, and can be evaluated by sales per square foot within the last 3+ months. Pulses

Good job! I often am able to score credits in lieu of repairs, especially if the seller is a bank
