Occupied Home Staging -  There are Challenges and There are Rewards!

 

As a home stager in the Bay Area I stage both vacant and occupied homes as they are being prepared for SALE!  An occupied home staging is challenging for both the seller and the home stager.  

First I consult with the seller on how BEST to present the home and that may mean some difficult changes for the seller.  Then....I need to see how to utilize the sellers furniture and perhaps supplement with some rental items...add accessories, art and now it's showcased.  Once staged the seller will need to live in this 'model home' environment and keep it pristine to continue to show the BEST.

I recently met with a seller in San Ramon who knew changes needed to be made before going on the market...this made the consultation easy.  He followed my 'to do list' and I returned to stage the home this week.  It is now showcased and ready for SALE...and this was a very rewarding transformation!

Kathy ~ what a great example of working with the seller's furniture, advising what things they need to remove or fix, and then returning to enhance the home with accessories!  This was a very style-specific home ... and it now looks move-in ready.  Your staging made all the difference!  P.S.  glad you convinced them to remove the "forest" in the first photos!

Kathy- the "before" photos were of a nice home.. the "after" had the "wow" factor.  I love the artwork over the mantel.  Staging occupied homes is always a creative challenge that I love!

Once again Kathy an amazing transformation and I love the pops of color. They really update the space and that picture over the fireplace is fabulous and looks great flanked by two plants! The space looks so  much better/bigger without all the furniture.

Love it, Kathy!!! I like how you opened up the iving room. Is this a sectional sofa that you took apart? I love how you are downplaying the missing arm rest with smart positioning of the pillow. It also draws the eye directly onto the focal point of the room, the fireplace. Great job!

Great job of adding square footage to this home.  Just pulling back the drapery panels and removing the hutch from the China Cabinet opened up the space and showcased the home.  Fantastic job!

Great job Kathy! Working with sellers living in the property can definitely be a challenge getting them to agree to all of the suggestions proposed by a professional stager. The thing they need to realize is: staging sells. Once they are on board, your example here shows what a difference staging can make!

Looks great, Kathy!  I really think that occupied staging is more challenging and requires more creativity and vision than a vacant staging.  I'm so glad you shared both the "before" and "after" photos with us!  Removing the top portion of the china cabinet in the dining room makes the room feel more balanced, updated and more spacious.  Great job all around!
