Do you enjoy being a tour guide?

The other day at our office meeting, our broker asked what average number of homes were shown to our  buyers before an offer get written.

I seem to have come up with one of the largest average (around 20 homes with as many as 35 for one couple)) and after the meeting a couple of my fellow agenst asked me (sarcastically??) if I enjoyed being a "tour guide".

My response was that for my relocating buyers (which constitute the bulk of my business these days) I always want to make sure that they get to  visit all of the potential neighborhoods that they may be interested in and that they view all of the properties on the island that match their needs.

Even though Oahu is a small island, there is so much variety in term of climate, accessibilty, amenities etc... in the various areas & neighborhoods. Of course if they are on a tight schedule , I offer my advice & try to narrow down the possibilities. However if they have the time, I don't mind showing them properties all over the island. Does that make me a Tour Guide?

I confess that I love looking at properties & I feel that viewing them with clients rather than at Broker Open houses helps my market knowledge. By taking note of their reactions & comments at each showing I am able to get a true feel for what they are looking for.

How about you? Do you enjoy showing many properties & what is the maximum number you have shown to a client?

Well, if you must be a tour guide, you're in a prime location for it!

Seriously, when working relocation clients, it does require you to show a larger volume of properties to help your clients become acclimated. As long as you don't mind, your clients are happy, and you are making a decent living, who cares what your co-workers think?

Typically no more than 5 Homes, possibly 6 depending on the Buyer Needs.  I ask alot of questions and narrow down neighborhoods and such.  I ususally nail it on the first outing sometimes a second outing is needed.

Kathy: That's a very efficient way of conducting business! Of course if your clients know exactly what they want it is easier to narrow the selection down with the questionnaire.

We see a bit of this in our recreational properties office on Lake Superior.  Some folks seem to come for the guided tour, instead of for the purpose of looking seriously at listings.  But overall, our prospects are serious in their intentions.

Eric: Yes it always helps to keep optimistic. I have a prospect to whom I showed many homes, did not buy right away & have contacted me 3 years later when she was finally ready & able.

I think my number might be closer to 5. We do a lot of online weeding out prior to the tour. Like tonight the one the buyers wanted was the 4th house. Offer tomorrow.

Lizette: Congratulations on you offer! Online weeding helps a lot, but the main reason we need to see so many properties in my market is that prices are still very high compared to many other parts of the country & my relocating buyers need to see that for themselves.

I did have a buyer (local) that bought after I showed her 2 properties. She knew exactly what she wanted & could afford as well as where she wanted to be  & that helped a lot!

Hi Monique,

I too show a lot of properties to some customers.  A current customer has been looking for a year and a half.  We're finally in escrow and due to close in a couple of weeks.

The worst is showing properties to people who don't buy.  One couple looked at multi-million properties for nearly five years, then gave up and bought in Mexico instead.  They kept trying to lowball offers and it rarely works here in Hawaii.

Mike: Yes, it can sometimes be frustrating working with "lookers". However it eventually pays to be patient. Congratulations on your escrow!

I like to think that the real estate business is very similar to gardening. A lot of prep work and constant tending in anticipation of a bountiful harvest... that might not come until many years later!
